The Pickens County Planning & Development department coordinates planning, zoning, and construction activities. We look forward to helping you achieve your goal – whether obtaining a building permit or business license; rezoning property; subdividing land; or another project.

Please see below for the 2017 development report. The strongest growth indicator in the county is the continued increase in the number of new single-family homes under construction.

Commercial / Industrial / Institutional
- Amicalola EMC headquarters (corner Hwy 515 and Camp Rd): permits were issued and inspections are ongoing for renovation work and additions to the administration and operations buildings.
- Foothills dentist (Hwy 53 East & Steve Tate Hwy): a new dentist office renovated space on the second floor of an existing building in an outparcel of the Foothills shopping center and opened.
- Georgia Mountain Storage (Hubbard Rd): permits were issued and inspections are ongoing for two new mini-warehouses in this self-storage complex.
- Good Samaritan Medical Clinic (Samaritan Way): construction activity and permitting were renewed in 2017 and inspections are ongoing for the new approximately 7,000 sqft two-story building.
- Hemlocks Landscaping (Refuge Rd & Burgess Rd): permits were issued and inspections are ongoing for a new approximately 3,200 sqft building for the business.
- Jasper Paint & Body (Philadelphia Rd): permits were issued and inspections are ongoing for a new approximately 6,800 sqft building addition.
- Rock Creek Manor (corner Lower Dowda Mill Rd and Cagle Mill Rd): 12-unit senior apartment building constructed.
- Southeastern Trust for Parks and Land (Hwy 515 near Carnes Mill Rd): phase 1 of the bike park completed.
- Tate commercial: staff worked with representatives on redevelopment of the three buildings in Tate on Hwy 53 East near Station St. A new plumbing service and new store (53 Market) now occupy two of the spaces.

Residential Subdivisions
- Bent Tree: 1 new home permitted.
- Bethany Moorings (Bethany Rd): 5 new homes permitted.
- Big Canoe: 13 new homes permitted; permits were issued and inspections are ongoing for the new headquarters fire station; land disturbance permit issued to dredge Sconti Lake.
- Burnt Mountain Estates (Sunrise Ridge Rd): 1 new home permitted.
- Crossing at Ball Creek (Hwy 136 West): 1 new home permitted.
- Cove Hills (Old Cove Rd): 1 new home permitted.
- Cove Lake (Cove Rd): 1 new home permitted.
- Edgewood (Grandview Rd): 1 new home permitted.
- Grandview Cove (Cove Rd): 1 new home permitted.
- Grandview Lake (Grandview Rd): 1 new home permitted.
- Hampton Farms (Parker Rd): 3 new homes permitted.
- Hobson Creek (Hobson Creek Rd): 1 new home permitted.
- Hunter’s Ridge (Burnt Mtn Rd): 1 new home permitted.
- Jordan’s Crossing (Pettit Rd): 2 new homes permitted.
- Madison Ridge (Allred Mill Rd): 1 new home permitted.
- Miller’s Farm (Henderson Mountain Rd): 1 new home permitted.
- Monument Falls (Monument Rd): 1 new home permitted.
- New Hope Acres (Hobson Rd): 1 new home permitted.
- Preserve at Sharp Mountain (Henderson Mountain Rd): 1 new home permitted.
- Salacoa Highlands (Henderson Mountain Rd): 7 new homes permitted.
- Settlers Ridge (Reavis Rd): 7 new homes permitted.
- Stoneledge (Matthews Rd): 4 new homes permitted.
- Talking Rock Valley (Talking Rock Rd): 1 new home permitted.
- Tate Reserve (Four Mile Church Rd): 1 new home permitted.
- Village at Blackwell Creek (Steve Tate Hwy): 3 new homes permitted.
- Village at Oak Creek (Hwy 53 West): 9 new homes permitted.
- Wild Timber (Worley Crossroads): 4 new homes permitted.
